$3MM to $35MM | Nationwide
Valencia Realty Capital (VRC) continues to identify real estate operators sourcing compelling risk-adjusted opportunities in the small to middle market value-add space. Our mission is to preemptively identify the most competitive and solution-oriented senior debt providers so these entrepreneurial operators can close on their deals with confidence, execute their business plans, and generate the returns they know they can produce.
While sponsors are finding more abundant opportunities than in years past, operators in the small to middle market still seem to be searching for appropriately priced debt solutions. They finally have deals to win at prices sellers are willing to accept, and debt is abundant, but the right lender does not seem to be available. Bank reliability remains a concern, and while sponsors can usually find the leverage they are looking to solve for, pricing in the small to middle market does not match the risk of the deal profile. Most of the lending options in the $5MM to $15MM senior bridge space are pricing in the SOFR + 450 to 550 range. For sponsors financing the same deal profile with a loan request of $20MM or more, senior bridge debt, non-recourse, is often available in the SOFR + 250 to 350 range. That roughly 200 basis point difference is frequently what separates a deal that pencils for the sponsor and their LPs from one that does not. With that in mind, we have been hunting for private bridge lenders focused on smaller-balance, competitively priced multifamily bridge loans.
In a recent conversation with a bridge lender active in multifamily nationwide, we found a program built to serve this specific gap. They lend from $3MM to $35MM but treat the sub-$15MM range as core business rather than an accommodation, and they underwrite multifamily exclusively. Newer-vintage assets (1990s and newer) under $15MM price at SOFR + 250 to 300, non-recourse, with leverage up to 80 percent of cost sized against a stabilized debt yield test. For older-vintage multifamily (1960s through 1980s), pricing remains competitive at SOFR + 325 to 375, subject to leverage, geography, and sponsor experience. Pricing typically pushes to SOFR + 400 to 450 once the check size dips below $5MM, which still lands inside where most of the market quotes a loan that size. This capital source’s objective is to price the risk of the asset and the deal profile appropriately while delivering the certainty of closing that borrowers have come to expect from the private lending community.
The Capital’s Edge
- Sub-$15MM small-balance multifamily bridge loans priced between SOFR + 250 and 450
- 1960s through 1980s vintage assets accepted with pricing as low as SOFR + 325
- Up to 80% loan-to-cost
- Non-recourse, subject to customary carveouts plus interest and carry guarantees
The lender’s target deal profile is an acquisition or refinance of a multifamily, mixed-use, or build-to-rent asset with a defined value-add plan: unit renovation, operational repositioning, lease-up, or some combination. Sponsors need demonstrable experience executing the plan they are proposing, though not an institutional platform. Proceeds are sized against the stabilized asset rather than the day-one snapshot, which is what allows a thin going-in yield to support meaningful leverage where the plan is credible. Loans are interest only through the initial term, and the lender issues a preliminary term sheet within five to seven business days of receiving deal information.

Underwriting Sensitivities
Leverage
This lender sizes proceeds to the lesser of 80% of cost or the amount supported by a stabilized debt yield test, generally 7.25% on stabilized untrended net operating income or 7.75% to 8.00% on trended year-three net operating income.
Pricing
Two things move independently here, and they move in opposite directions. Absolute pricing tightens as check size grows. The advantage over competing quotes is widest at the small end, where fewer lenders compete for the business. Within that, pricing moves along two axes:
- Vintage. Assets built in the 1990s and later price at the tight end of the range. Assets built in the 1980s or earlier carry roughly 50 basis points more for an otherwise comparable deal, with pricing starting at SOFR + 325.
- Loan size. The lender’s best pricing, SOFR + 250 to 300, generally requires a request of $7MM or more on a newer-vintage asset. Requests between $3MM and $7MM price wider, and below $5MM pricing typically runs SOFR + 400 to 450. Across that entire range the quote still tends to land inside where much of the market prices the same check size.
Sponsor Experience
This lender underwrites the sponsor as closely as the asset. They look for demonstrated experience in the subject deal profile, in the subject market, and at the subject deal size. A sponsor stepping meaningfully outside any of those three, whether by geography, by business plan complexity, or by check size, will find the conversation harder. They also expect a demonstrated stable of equity investors the sponsor has raised from before, and they expect sponsors to be diligent and organized through the diligence process.
The best execution from a leverage and pricing standpoint is a newer-vintage asset, a $7MM to $35MM request, and a business plan that supports a stabilized debt yield comfortably above the minimum rather than exactly at it.
Common Scenarios
A 50 to 200 unit value-add multifamily deal with in-place cash flow and a reasonable business plan: The sponsor has a 1960s to 2000s vintage garden-style apartment property under contract with a clear renovation plan and needs 75% leverage and non-recourse. The feedback from their existing lender network is that pricing will land at SOFR + 450 to 550, or that the check size is too small. This lender competes directly on both, at the check size where the rest of the market steps back.
Day-one debt service coverage below 1.0: This lender targets value-add business plans and expects day-one cash flow and historical performance to be sub-optimal. They will lend where day-one coverage is below 1.0x and size proceeds against a 7.25% to 8.00% stabilized debt yield instead. They can also size an interest reserve to cover debt service through the initial renovation period.
Non-recourse at leverage where the peer group wants a guaranty: With a focus on asset-level underwriting and sponsor experience, this lender offers non-recourse debt at 70% to 80% of cost in the $3MM to $15MM range, which is a genuine differentiator from its peer group at that check size. For sponsors with a non-recourse requirement, this is the feature that matters most.
